  • Sunpath Solar Shading / Overall Thermal Transfer Value (OTTV)

Measurement & Verification

We conduct on-site inspection of existing buildings and verify the effectiveness of green building strategies by measuring the following criteria:

  • Electricity Consumption / Building Energy Index (BEI)
  • Water Consumption
  • Indoor & Outdoor Illuminance
  • Daylight Factor
  • Indoor Temperature & Relative Humidity
  • Noise Level
  • Wind Speed (Natural Ventilation & Thermal Comfort)

  • Surface Temperature

Research & Development

We form strong affiliations with universities and other educational institutions to conduct research and development (R&D). We intent to share our expertise and experience with property developers, house owners, stakeholders and students through this voluntary participation with government, academia and industry group. Our R&D work focuses on:

  • Heat Transmission through Building Envelope
  • Optimization of Building Services
  • Building Automation System
  • Daylighting in Atrium / Air-Well
  • Recycling of Construction Waste
  • Rainwater Harvesting System
  • Verticial Greenery
  • Roof Garden
  • Renewable Energy
  • Indoor Environmental Quality

Green Cost-Benefit Analysis

We conduct cost-benefit analysis to identify green building investment opportunity. Additionally, we provide valuable inputs on Return-of-Investment (ROI) and Capital Expenditure to building owners, developers, contractors, consultants and maintenance team to assist their decision-making process. We have constantly met or exceeded our clients’ expectation by formulating cost-effective solutions to the environmental problems.

We also assist our clients to apply for the Green Technology Tax Incentive offered by the Malaysian Investment Development Authority (MIDA). The tax incentive which was announced in Budget 2014 and extended in Budget 2020 will cover a scope of green technology activities in the areas of energy, transportation, building and waste management. Green technology project related to renewable energy, energy efficiency and green building certification can qualify for this tax incentive. Investment Tax Allowance (ITA) of 100% of qualifying capital expenditure incurred on a green technology project can be offset against 70% of statutory income in the year of assessment. Underutilized allowances can be carried forward until they are fully absorbed.
